1) What is the Real Estate BarometerTM
There are three basic functions of this web based service.

Education:

Provide a practical method which will enable realtors to quantify and track pressure within real estate sub-markets and provide Market Conditions Reporting Advice specific to each of their client's needs.

Provide insight to consumers about marketplace absorption and market pressure fluctuation to assist them in the buying and selling process.

Relocation and Referral Services:

Provide a network of licensed realtor affiliates who work cooperatively to provide Market Conditions Reporting Advice and relocation services tailored to their client's needs when they buy and sell real estate in different areas.

Data Collection:

Provide an ongoing method of collecting data to be used as a resource for the benefit of Real Estate BarometerTM licensed realtor affiliates who wish to provide an enhanced level of service to their clients.
2) What is market pressure?
Market pressure is a metaphor existing in theory and is the resultant net force evident when buyer demand is measured against the mitigating impact of supply. Just as high barometric pressure insures sunny skies, and low pressure troughs bring cloud and rain, in real estate terms, high market pressure manifests in rising real estate property values while low market pressure favours buyers who trend property values down.
3) Why is it important to me?
Realtors: You're in a position to provide objective Market Conditions Reporting advice which is "sub-market" specific and a true reflection of your clients' prevailing market climate.
Buyers: Whether buying or selling real estate, stocks or any other commodity, everyone wants to buy low and sell high and no one wants to loose money on an investment. A practical understanding of market pressure theory assists buyers in determining their relative strength or weakness within the prevailing market climate and assists to determine the best time to buy. It also provides the ability or at least the potential to anticipate the probability of short term, and in some cases mid term fluctuations, which will impact on property values.
Sellers: Choosing the best time to sell is critical to turning a real estate investment into a profitable experience. Market pressure assessments, as provided by Real Estate BarometerTM licensed affiliates, provide sellers with the ability to determine the statistical odds of success for typical properties in their price range and category, prior to listing their property for sale. Understanding market pressure theory and prevailing absorption details will assist them in understanding when to come on the market and when to stay off the market, thereby maximizing their potential profit with respect to the anticipated transaction. Should the property seller also wish to purchase, the ability to assess the market climate within the destination area from a buyers' perspective will further double the client's ability to maximize their potential for profit as a consumer.
4) How does it work?
The Real Estate BarometerTM provides Real Estate Research, Consulting & Relocation Services and access to the industry's most experienced and reputable realtors and their broadest and most complete databases of current available real estate inventory (homes for sale). Among the services provided is access, through our licensed affiliates, to tools which provide for a quantitative assessment of real estate market pressure. A Resale Market Classification System coupled with a price trend forecasting model are designed specifically to enlighten residential real estate agents and their clients and enable them to "read" the market, thereby maximizing their ability to make the most profitable choices possible when they buy and sell real estate.
5) How accurate is the information?
Our quantification of market pressure is based on statistical data and a mathematical algorithm. It is reliable provided accurate statistical data is available. All data collected is from sources deemed to be reliable, however, where feasible, we welcome data from alternate sources to verify and insure accuracy. The assumptions required for the resale market classification system and price trend forecasting model have been provided by independent sources who specialize in economics and have no financial interest in this site or its services. The tools have been adapted for use with the other services provided within this site for the benefit of our residential realtor licensed affiliates and their clients.
6) How can I learn more?
The information made available to the public is currently limited to that which is contained within this site. If you wish further information, please contact info@RealEstateBarometer.com , however, understand that we exercise limits on the electronic dissemination of some information.
7) Why haven't I heard of this service before?
This is a new and exclusive service for Real Estate Barometer consumer/clients and the member realtors who participate within our network. Much of the information provided is based upon econometric and trend models which, if made readily available to the public at large, would have the potential to strongly influence and shape consumer buying and selling patterns. This is not our intent. Indiscriminate, unbridled use of the forecasting models could drastically influence consumer patterns and create environments which polarize buyers and sellers and create volatility within real estate market environments. We strongly discourage consumers from attempting to self-assess their own market and encourage them to connect with our licensed realtor affiliates for neighbourhood specific data.
At this time the Real Estate BarometerTM Research, Consulting & Relocation Service has taken what we feel is a responsible approach. By imposing a voluntary restrictions on the extent of information made available to the public we limit any potential impact our services might have upon the marketplace. This is why our services are provided on a "For Clients Only" basis.
We encourage enquiries and feedback from the public, however, personal consultation is available only through screened licensed affiliates, all of whom must fully understand and abide by confidentiality guidelines and a strict code of ethics. Clients, in turn, may be asked to commit to a formalized agency relationship with licensed affiliates to take full advantage of the services provided.
8) Is this information really for me?
Any individual who wishes to buy or sell real estate is well advised to consider prevailing market conditions and the potential impact of market pressure on property values prior to purchase or sale. We believe in the integrity of our services, however, this service is not intended to be used exclusively. We recommend that it be used in a way that augments the other services and information available to consumers. We urge all to seek prudent council from reliable sources and to base their financial decisions, not on any one source, but on as much information as one can gather from alternate sources. 9) How much does it cost and who pays for this service?
This site is maintained by licensed realtors who subscribe to our services by way of licensing, membership and referral agreements. Each licensee is screened carefully and chosen for their experience and integrity within their service area. They must be highly committed to building their business through exceptional service, reputation and high levels of integrity and ethical conduct.
Consumers will have the opportunity to meet with our recommended licensees for the purposes of an interview and "needs assessment". If they choose to participate with the licensee in their upcoming real estate purchase or sale, they will have the opportunity to establish goals and a workable time frame for their accomplishment, all within the context of a formalized agency relationship. Our Quality Assurance program provides for a high measure of follow up, feedback and accountability.
